Why council tax bands are often wrong

Council tax bands in England were set in 1991 — based on estimated property values from over 30 years ago. There has never been a national revaluation. Many properties were assessed using rough estimates, and neighbouring homes of very similar size and type can end up in different bands simply due to how the original assessments were carried out.

Bands were set in 1991 and have never been nationally reviewed

VOA assessors used rough estimates, not surveys

Similar properties on the same street can be in different bands

Successful challenges are backdated to when you moved in

The appeal process is free — you don't need a solicitor

Over 500,000 properties have been rebanded since 1993
